Most Warrenton homeowners ask the same first question: what will this cost me? Here are our real starting prices for 2027, what each one includes, and what makes a lawn cost more or less. We've cared for lawns across Fauquier, Prince William, Loudoun and Fairfax counties since 2014, and these are the prices on our own service pages.

Weekly lawn mowing: from $43.95 per mow

Weekly mowing starts at $43.95 per mow for single-family homes on lots up to 6,000 sq ft, and most homes fall between $43.95 and $70 depending on lot size. Townhouses are a flat $26 per mow. Bi-weekly service starts at $64.33 for single-family homes and $38 for townhouses.

Every visit includes mowing at 3 to 4.5 inches, line trimming, edging of hard surfaces and beds, and blowing clippings off driveways. There are no long mowing contracts, and if a scheduled visit isn't needed because the lawn hasn't grown, you aren't charged for it. The first mow carries a slight surcharge.

Core aeration and overseeding: from $215

Fall aeration and overseeding starts at $215 for lawns up to 3,000 sq ft, seed included, plus $0.031 per additional square foot (about $31 per extra 1,000 sq ft). Most Northern Virginia lawns are tall fescue on heavy clay, which compacts easily, and fall is the time to aerate and seed it. Aeration on its own is quoted on request.

Topdressing: from $135

Compost topdressing starts at $135 for up to 1,000 sq ft, plus $0.12 per additional square foot. A typical residential lawn runs about $325. Many customers pair it with fall aeration.

Leaf removal: $95 per crew member per hour

Leaf removal is $95 per crew member per hour, with a 1-hour minimum. Most visits run $95 to $190; larger lots with heavy tree cover run $300 to $400 per visit. Our recurring fall program is 4 visits from November through mid-January and typically totals $300 to $500. Hauling and disposal are always included.

Sprinkler winterization: from $105.95

Winterization is priced by how many zones your system has: $105.95 for 1 to 7 zones (most homes), $125.95 for 8 to 12, $145.95 for 13 to 17 and $170.95 for 18 to 25. Spring start-up and mid-season check-ups are priced the same way. Tell us your zone count and we can quote you on the spot.

Mulching and landscaping: fixed price after a visit

Every mulching job is priced individually, because the work depends on the beds: how many weeds there are, how much pruning the shrubs need and the size of the property. We visit, look at the beds and give you a fixed price before any work begins. Repeat customers can often be quoted by phone.

What changes the price

Lot size. Mowing and aeration are priced by square footage. We focus on homes of about half an acre or smaller.

How often. Bi-weekly visits cost more per visit than weekly ones ($64.33 versus $43.95 to start).

Condition. The first mow carries a slight surcharge, and mulching is priced by how many weeds and how much pruning the beds need.

How to get your price

Quotes are free, and most of the time we don't need to visit: we measure your lawn from satellite imagery or county records. Active service members and first responders get 5% off ongoing service.
